Bayern Wohnen Parkvillen GmbH is constructing a new residential building with underground parking and up to 76 residential units in Munich-Pasing. For this purpose, the outdoor facilities are being redesigned.
In accordance with the specifications of the local building commission, the results of the special species protection law examination are to be taken into account for the heavily deformed area along the Munich - Herrsching railway line. In the event of the existence of prohibitions under species protection law - in particular with regard to reptiles - a proposal for a solution to the facts found is to be drawn up. In this regard, the banishment and relocation of sand lizards in a newly created replacement habitat near the railway line is planned.
Compliance with the relevant conditions of the planning permission shall be monitored. In summary, compliance with all requirements will be documented in a report.
The challenge is to develop a design-responsive plan that takes into account the proximity to the railway line and the measures resulting from the special species protection review, in addition to the usable open space that is optimally suited to the purpose of the building.
The strongly moving topography and the upgrading of the street scene dominated by walls require creative solutions, especially in the entrance area.
