The Eremitage business park is characterised by its central location in the region, by particularly good transport links, but also by its historically grown building stock and its importance for the surrounding area and its residents. It is important to use this location advantage and to give the area a perspective for the future by adding new, appropriate uses.

The special charm of the existing buildings on the site lies in their contrasting diversity, which makes it possible to experience historical development in a very confined space. Thus, the quality of the site lies in particular in its identity of hermitage, monastery and sugar silos. In the reorganisation of the area into a cultural and commercial location, these qualities should be brought out and the special nature of the area and its regional importance, which is to be regained, should be made tangible in the planning concept.
By designating areas for services, cultural facilities and parks/green spaces, an attractive location for culture and leisure should also be created. Particular emphasis is placed on the preservation of a juxtaposition of historic, listed buildings, former factories and newer commercial buildings.
The land allocation concept prepared for the development plan pursues the goal of focusing on the settlement of "high-value commerce" (services, research, development, sports and leisure facilities, cultural facilities, commercial, office and administrative buildings, gastronomy and to promote an associated higher-quality design beyond "typical" commercial buildings.
Through the medium and long-term creation of a high-quality neighborhood in use and design, the attractiveness of the address "Gewerbepark Eremitage" should also be increased.
