Under the name "Marina Quartier 83", a residential location with 44 condominiums distributed over two buildings was created in a beautiful waterfront location on the Dahme River, opposite the old town of Köpenick. The design of the outdoor facilities included the development of the Dahme embankment, where a boating facility was created for the residents, as well as private and communal areas for the residents. A playground, terraces, parking spaces and common green areas were created. A special feature is the drainage of the roof and surface water, which was discharged into the full crop ditch via above-ground trough channels, partly after pre-cleaning, as part of an ecological water concept.

The open spaces of the Marina Quartier are divided into the following areas:

Vorgarten Grünauer Straße: Along Grünauer Straße, the property is enclosed by a wall that conceals the garbage site behind it and the car parking spaces. A steel-wood lamella construction shields the garbage location from the parking lot. The partially covered automobile parking spaces in the front yard area were paved with a water-permeable concrete split-joint paver.
-Development Path/Fire Department Access. The buildings were accessed by a common access path from Grünauer Straße, which extends to the jetty on the Dahme River. In addition to providing access to the buildings, the parking spaces and the jetty, it also serves as a fire brigade access road and installation area.
- Garden areas at the full crop ditch: The ground floor apartments received generous terraces with a concrete slab surface and a small lawn area, which merges into the renaturalized bank of the ditch. In each garden a Solitärgehölz was planted.
- Open space at the Dahme: The open space at the Dahme was arranged as lawn, partly with fire-brigade movement areas as gravel lawn. Weeping willows and columnar oaks were planted along the bank.
- Play areas are designed on the west side of the single house with a large sand play area with a swing and a balancing and bouncing track.
- Bicycle Parking: The required outdoor bicycle parking spaces were constructed at the respective house entrances.
- Drainage: stormwater is kept on the property. The houses have been provided with extensive green roofs. Water from the paved and roof areas are collected via open and closed trough gutters, some after pre-cleaning, and discharged into the full head ditch.

oVorchard: Carpinus betulus 'Fastigiata'
oAt the Dahme bank: Salix alba 'Tristis', Quercus robur 'Fastigiata'
oAt the full head ditch: Amelanchier laevis 'Ballerina'

The terraces and the immediate surroundings of the houses were horticulturally integrated with near-natural grass plants and partly hedges.
