The reason for the planning of the residential complex was the renovation and extension of 14 residential buildings from the 1930s in Nipkowstraße and Otto-Franke-Straße, as well as the construction of three new residential buildings on Otto-Franke-Straße. The outdoor facilities were redesigned on the basis of the Senate project "Urban Living" and included a Gründerzeit property on Otto-Franke-Strasse, on which no structural engineering measures are taking place. A coherent intentional open space was created.

In two construction phases (new building and old building), residential paths, terraces for ground floor apartments, bicycle parking (partly in enclosed pergolas) as well as stands for waste disposal were created. To promote the community of old and new tenants, extensive play and communal areas were created. Thus, both toddler playgrounds and play areas with play and climbing elements for older children were created.

The existing tree and shrub stock was integrated into the project as far as possible and supplemented with hedges and tree plantings. In addition, species-rich plantings with grasses, perennials and small woody plants were created.

The front gardens to Otto-Franke-Straße and Nipkowstraße were renovated and created with small house entrances, including bicycle visitor parking spaces, as well as lawns framed with grove hedges.

The sunken garden on Otto-Franke-Straße in the area of the stacked old buildings is a special feature: Here, both two fire brigade parking areas, as well as the existing topography were integrated and new plinth walls and staircases were erected. Two flowering ash trees set a new accent.

The Otto-Franke-Straße project is exemplary for the efforts of the Berlin Senate and the municipal housing associations to flank necessary post-densification with an ecological design of the residential environment that is oriented towards the needs of the residents.

Type: Residential complex with 52 residential units, front gardens, tenant gardens, play areas, fire brigade access, bicycle parking facilities.
