A robust basic urban structure of broken-up blocks is proposed for the planning area, offering a high degree of flexibility for different building and residential typologies as well as commercial uses.
The redesign of the open spaces opens up to the city centre with an entrance at the Blue Bridge in the west and closes the previous urban gap with a generous neighbourhood boulevard that runs from there to the east along the entire new urban quarter.
With this major project, Güterbahnhof Wohnungsbau GmbH & Co. KG is meeting the high demand for low-priced rental flats in the university town of Tübingen. On the property Hof 6 of the newly developing quarter, 4 buildings are planned, which are grouped around a jointly used inner courtyard. In these 4 buildings, 91 rental flats with 2 to 5 rooms and a total living space of about 7,800 m² are planned. In addition, about 1,000 m² of commercial space will be created here. These are ecologically high-quality flats with energy standard KfW-40 Plus. On the property Hof 1, another project with a total of 70 rental flats and a total living space of 5,500 m² will be realised. Here, 43 rental flats are planned for subsidised housing construction.
