After winning first prize in the urban planning competition, the BEM office was commissioned together with Ammann Albers Stadtwerke to develop an in-depth framework plan.



The aim is to integrate the new quarter into the context of Feldmoching and to achieve the required density with the lowest possible buildings. To this end, we chose the relaxed roadside development as the basic form and used not only courtyards, but also streetscapes and residential alleyways as places to stay and meet.

The residential lanes running north-south can be accessed by the fire department, for deliveries or for loading and unloading. This creates a communal center that functions as a multifunctional play and recreation area and as a meeting point for the residents. The water-bound surface in the center is structured by planting beds, play and seating elements.

Private forecourts zone the residential alleys and offer sufficient space for entrances and bicycle parking spaces.



The central green corridor establishes the route planned as an expressway in the middle of the 20th century as an inner-local green connection from the landscape area in the north to the Fasanerie and Lerchenauersee lakes in the south.

The central path connection leads from the green corridor to the school and sports campus. Crossings by footpaths in a west-east direction further anchor the green corridor in the new quarter. The curved lines of the façades with individual projections and recesses create a variety of scenes. The result is a spatially differentiated open space with open meadows and lawns as well as shady trees.



The apartments are assigned front gardens, which are separated from the communal area by hedges and planting strips. The communal center of the residential courtyards can be used in a variety of ways thanks to small squares, meadow areas with shady trees, seating elements and play areas. To complement the courtyards, communal roof gardens and terraces will be created on the roofs of the two- and three-storey buildings. The remaining roofs will be extensively greened.
