"Respect for the existing structures and a careful further development of the site"

The farmstead Karpfsee is located in the outer area of the municipality of Bad Heilbrunn in a scenically exposed and extremely attractive location with a view of the Alps. The ensemble is located in a clearing island on the elongated ridge of a drumlin, a ground moraine hill of the last ice age, which is mainly used as grassland and pasture. The estate has been converted into a seminar and educational building by the Nantesbuch Foundation. It is committed to the themes of agriculture and art.

Natural integration
The topography of the site is strongly moved. In particular, the east and west sides of the hill have significant slopes and are not usable/developable for most purposes. Flatter areas that are easy to use/develop are only located on hilltops around the existing buildings. The exposed, highly visible location of the farmstead on the crest of the landscape spur results in a particularly high degree of landscape sensitivity, both in terms of views from the site to the surrounding landscape and views of the ensemble from the outside.
The climatic conditions of the alpine rim - heavy summer rains and snowy winters - have also been given special consideration in the planning.
The valuable and partly protected vegetation stocks (woody biotopes, individual trees, species-rich meadows and pastures), as well as the interactions with the adjacent protected areas (FFH, protected biotopes) were always taken into account during the entire course of the project.

Development
The municipal road from the Hofgut Letten to Nantesbuch, which led through the Hofgut, was relocated. The relocation of the municipal road downgrades the previous alignment to a private development road. The road was unsealed and deconstructed to the extent possible. The change of use necessitated the creation of parking spaces.
The southern section from the road junction to the end of the building is to be constructed as a concrete slab paved lane path 2.70 m wide. The northern section will be designed as a dirt road (unpaved lane path). It is intended to be used only by the agricultural sector. The southern as well as the northern branch to the farmstead will be constructed in the curve area in cast-in-place concrete with a non-slip surface structure.
On the other side of the junction with the new municipal road, a footpath connection to the field path further to the north has been created.

Open spaces
The open spaces tie using simple materials the plant harmoniously into the surrounding pre-alpine landscape. The existing avenues and orchards were renewed and expanded. The hillside woods with their mighty trees and masses of flowering snowdrops in early spring were protected. Around the seminar wing with guest house, simple terraces and meadow areas are available to visitors for recreation. Viewpoints with benches offer views over moors and lakes to a spectacular alpine scenery. Horse paddocks and farm areas are assigned to the agricultural wing. Native woody plants and horticultural elements such as espalier fruit, an artistically designed fountain and a farm garden create an attractive environment for visitors and residents of the farmstead.
