The reason for planning the residential complex was the renovation and extension of 14 residential buildings from the 1930s on Nipkowstrasse and Otto-Franke-Strasse, as well as the construction of three new residential buildings on Otto-Franke-Strasse. The outdoor facilities were redesigned across all plots on the basis of the "Urban Living" Senate project and included a Wilhelminian-style plot on Otto-Franke-Strasse on which no building construction work is taking place. The result was a coherent, intentional open space.



In two construction phases (new building and old building), residential paths, terraces for ground-floor apartments, bicycle parking spaces (partly in enclosed pergolas) as well as places for waste disposal were created. Extensive play and communal areas were created to promote the community of existing and new tenants. This included toddler playgrounds as well as play areas with play and climbing elements for older children.



The existing trees and shrubs were integrated into the project as far as possible and supplemented with hedges and tree planting. In addition, species-rich plantings with grasses, perennials and small shrubs were created.



The front gardens facing Otto-Franke-Straße and Nipkowstraße were renovated and created with small house entrances, including bicycle visitor parking spaces, as well as lawns framed with hornbeam hedges.



A special feature is the sunken garden on Otto-Franke-Strasse in the area of the old buildings that have been extended: Here, two fire station areas and the existing topography were integrated and new plinth walls and steps were erected. Two flowering ash trees provide a new accent.



The Otto-Franke-Straße project is exemplary of the efforts of the Berlin Senate and the municipal housing associations to flank necessary redensification with an ecological design of the residential environment that is geared towards the needs of the residents.
