"A forward-looking residential quarter is being built on the site at Bothfelder Kirchweg 6 - the Teilerhoefe. The Hanover-based family business Gundlach is planning to build 40 rental apartments there with reduced living space and therefore lower rents. In addition to private apartments, future tenants will also have communal areas in six residential courtyards," says Gundlach.



The historic farmstead with two existing buildings will be integrated into the quarter. The typology of the courtyard will serve as a model for the planned residential buildings. Two clearly identifiable, two-storey residential buildings will be connected by a shared pergola to form an L-shaped building with seven residential units each. A semi-public courtyard forms the center of this neighborhood, semi-public green spaces and pathways, as well as the usable pergola complete the open space offer.



The idea of communal living is promoted in a variety of ways in this project. In addition to the communal spaces, generous public areas are being created that extend into the semi-public residential courtyards via green and play areas. The courtyard - with a greater community focus - also functions as an interface between the neighborhood and the district.



The courtyards are framed next to the two buildings by a seating wall, which is adjoined by a wooden platform as a communal meeting point. The central gravel area with the partly old trees and the green spaces in front offer potential areas for children to play close to the building, which is complemented by the nearby Anger. The natural, warm-looking materials are coordinated with the façades. Communal garden areas adjoin the rear wings of the building and are embedded in a frame of extensive flowering meadows that form a soft transition to the landscape of the Bothfelder Anger.
